1. Acceptance
By accessing or using Fovea ("the Service"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.
2. Description
Fovea is a real estate investment analysis tool that helps users evaluate rental properties by providing proforma calculations, AI-powered analysis, and market estimates. The Service is operated by Korinthos LLC.
3. Account Registration
You must provide a valid email address to create an account. You are responsible for maintaining the security of your credentials. You must be at least 18 years old to use this Service.
4. Accuracy Disclaimer & AI Notice
Not financial advice. Fovea provides estimates and analysis for informational purposes only. Nothing the Service produces constitutes financial, investment, legal, tax, accounting, or real-estate-brokerage advice, and no output should be relied on as a sole basis for any investment, financing, or purchasing decision.
AI is used and can be wrong. Property valuations, rent estimates, suggested offer prices, neighborhood grades, condition assessments, investment notes, red flags, upside analysis, and similar outputs are generated in whole or in part by automated systems and large language models. These systems can produce inaccurate, incomplete, biased, or fabricated content -- including specific dollar figures that look authoritative but are wrong. We do not warrant the correctness of any AI-generated output, and we do not review every output before you see it.
No guarantee of performance. A proforma is a model of how a property might perform under a set of assumptions. It is NOT a prediction or guarantee of actual rental income, expenses, vacancy, appreciation, cash flow, returns, or any other outcome. Real-world results can differ materially. Past performance and modeled performance do not predict future results.
Always independently verify any figure that materially affects a decision, and consult qualified licensed professionals (e.g. CPA, attorney, real-estate broker, lender, insurance agent) before making investment decisions.
5. Data Sources
Property data is sourced from publicly available listings. We do not guarantee the accuracy, completeness, or timeliness of any data. Market conditions change frequently and past performance does not predict future results.
6. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose
- Attempt to overwhelm or disrupt our infrastructure
- Reverse-engineer, scrape, or redistribute our analysis algorithms
- Share your account credentials with others
- Use automated tools to access the Service beyond the provided bookmarklet
7. Intellectual Property
The Service, its design, algorithms, and original content are the property of Korinthos LLC. Property listing data belongs to its respective sources.
8. Termination
You may close your account at any time from Settings. We reserve the right to suspend or terminate accounts that violate these Terms.
9. Limitation of Liability
The Service is provided "as is" without warranties of any kind. Korinthos LLC shall not be liable for any damages arising from your use of the Service, including but not limited to investment losses based on our estimates or analysis.
10. Changes
We may update these Terms from time to time. Continued use of the Service constitutes acceptance of any changes.
